12. by posting signs & online notices, seek exposure
13. learn other homes for sale if not in my farm area
14. have a video posted real time of this home on the network or blog. real time is very very appealing
15. make friends with neighbors so no crazy neighbor scares off potential buyers later
16. invite your prospecting list to come visit YOU
17. invite owners of other homes in area that are for sale, to come visit. they may be expireds one day :)

Regarding your question: an open house should have one of five designated PURPOSES. Without a purpose, the agent is simply spending time.
First, the house must be a suitable open house candidate. If the house is located in the bowels of a gated community, the purpose will realistically be restricted to #1 on the list. Here is the list.

- Market research
Each PURPOSE has a very specific execution, CTA and followup that requires planned choreography among those staffing the open house.
