Sellers trying to get above market are sitting on their homes.

Yes, buyers are pushing back. Then realize the seller is not budging. Then the buyer gets more serious.
Nothing changes a 'NO WAY" to a 'give me a do over' faster than seeing the next buyer submit an offer that is accepted.

Absolutely. Listings are staying on the market longer, coming back on the market more, and dropping prices.

Not yet; especially in Seattle! One day sales $75-100k over list price!

No not yet in the metro Atlanta area. But you can still find low cost properties in certain areas. I just sold a 75,000.00 condo and that was 10,000 less than the buyer's price point.

Shanna Hall - not yet but time will come when they will say, we can't pay that much!

Where we are it is a sellers market, so yes, I have buyers who think its still a buyer's market and if they can't "steal" a home, they "will just wait". I'm finding I have to better prepare them for reality ahead of time, so they don't waste my time and theirs!

Not here on Kauai. We have a slower market cycle with average DOM around 6 months and that's remained the same over the past 2 years. Prices are up but buyers are still active, if anything more active now.
