I have never filed on one, but if you read the terms, it is highly unlikely that you will ever collect on one, much easier to just fix or replace the item yourself.

Richie - I always recommend them, especially on older homes, just for piece of mind. It is pretty common here in my area. As far as making good on any claims, so far I have had a few instances where they did what the contract said they would, but I have heard of nightmare stories as well. You have to read the fine print and ask a lot of questions to make sure you are working with a great home warranty company.

If they are smart, they will keep you and your clients happy because you are sending them a lot of business. If they do you wrong, you can cause a lot of damage to their reputation as a real estate agent.

The companies I use do and I can highly recommend them. Old Republic is the company I can depend on.

Mine do and always have.  Many times they waive the $60 service fee.  I've never had one not make good on claims.
