Michael Thornton, at home inspections (where we inspect the entire home, not just HVAC) the home inspector does review the unit, the age, and must meet split temps (warranted item).   If it is older than 10 years old, dirty, or not meeting temps we will ask that it get professionally serviced during BINSR.  The HVAC is covered, or it was with 2-10 Home Warranty and feel now that it will be called a pre-existing condition if we dont do it.  I will simply switch home warranty companies moving forward that does not require a pre-inspect.  Seriously, the HVAC is one item in an house.  The home warranty is one line of hundreds on a 10 page contract.   Asking us to get the HVAC pre-inspected on top of everyhing we have to do, on a home warranty the seller is paying for, all to lessen the risk and liability for the home warranty company?  No thanks.

Spirit - I would agree, just go with another home warranty company. There are lots to choose from for sure.

I agree with you completing.  If the A/C unit is really old is 2-10 not going to warrant.

I have heard of other warranty companies that would disallow a service call/repair because the unit was not serviced before closing. I use Old Republic and do not have that problem. I had heard the 2-10 was doing that and like you I don't need another thing on my plate.

Why don't you ask Seller's agent to accomodate the inspection request? If Seller is paying for it, the burden can be put on them to coordinate the inspection.

I have the time but am not so inclined to invest in such an inspection effort.

If the unit is keeping the house cool, that is ALL I need to know.Whether the unit is 2 years or 20 years old is something for the buyer to consider and the seller will act based on their best interests. Be aware, there could be a ROGUE inspector involved making all this prep work irrelevant.

A home warranty company that imposes hoops through which seller and agents must jump may not be fully committed to their business. Like others have suggested, this company should get a 'nice knowing you' letter and head over to Old Republic. 

I understand their logic for the pre-inspection, and maybe in a few year O.R. will be doing the same thing. Then, we all will reconsider the value of these home warranties.

 Good Saturday morning Spirit. If the HVAC system is over 10 years old, I strongly urge folks to have it pre-inspected or serviced prior to the property transaction being culminated. Far too many home warranties will not cover HVAC systems.
