I do have a mental one for myself:  keys, alarm code, directions, name of clients I'm meeting . . .   :)

I give my customers a clip board and a pen with the listings we are viewing numbered and tell them to make very specific notes on each one.  I also say there will be a test at the end of the tour.  I want to know which one had the blue kitchen. lol.

If it's my listing, always get there early, air it out, turn on all the lights and maybe some refreshments so they will stay longer and enjoy.

For not my listings, I don't show more than 3 at a time usually, and I take a quick drive by each before I meet up with the clients. I don't want there to be a surprise. Especially if they are vacant, I actually go in a look around. Want to make sure the keys work, no one has moved in, etc. Why? If something doesn't work it's YOU that doesn't look professional even if someone else has messed up.

Not really, during training for agents on my team I pretty much teach them everything. Show up early, turn on lights, open windows if appropriate etc.

Bob, I do in my trunk, it's like a first aid kit on steroids. I have had buyers get hurt and there is any variety of sting, strain, ice packs (the fake kind that you pop and it gets cold).  I also in summer take a cooler of ice water

I have done it so long and so many times it happens automatically. I do not need a checklist and am able to adjust and alter the showing to the individaul client's needs and likes.
