Referrals. Work hard for clients and they refer you to friends and family. I have found these to be the best and most loyal leads. Leads that find me thru the internet are usually price shopping for listings for example, they dont care about performance but want the lowest price.

I wasted 1000s on Smart Zip - unless you have the systems in place to really put in effective drip campaigns it is a waste of money-
