Jack Lewitz If the garage is in bad shape, the buyer will use it to bring down the overall price for the property. If garages aren't a must have item in your market, it might be best to tear it down.

Have him get estimates.  Instead of dealing with the work, perhaps he can offer credit to new Buyer in that amount.  State it in the marketing materials  Seller offering "x" for replacement of garage.  Seller then has backing of quotes from reputable builders and Buyer can't dispute costs.
