Real Estate Qualifyer IIIx has been what I have used from the beginning. There is an app in the iTunes store as well - not sure if it is available on Android.

Would like to see what tools others are using as well!

Maybe realtown dot com for another community. Most title and mortgage companies have calculators on their websites.  Our realtor association  (nvar) even sells them in their store. ( Qualifier Plus IIIx and Real Estate Pocket Master).
