Just another great reason to add to my growing list of why I don't do open houses. 

that has happened.... but many of our listings have come from homeowners visiting our open house events to see how we handled ourselves and represented the property.... we would get a phone call the next day for a market analysis....an agent must always remember that it's showtime and one never knows who will be in the audience...

I wouldn't care if they did. What qualifies their friend to know whether or not you're conducting an open house properly? We should always assume we are being filmed or recorded these days.

I've wondered that and always assumed the answer was yes.

Yea...and they stood out like a sore thumb.

I have had this happen and one time the client parked up the road as they thought the head counts were wrong!

I have heard people do that, like the secret shopper.  It is silly on the seller's part not to trust their agent. A

It's been a long time since I held an open house, but when I did, if the seller did that I didn't know about it. Personally, I believe my sellers have great confidence in my skills so they don't need to "spy" on me.

There's a lot of money on the line, expect to be shopped. It's not something to fear or have angst over.

I do not know . I host lots of open houses.
