As an Exclusive Buyers Agent, we sold the office and moved hundreds of miles north and started over.
I spent the first 6 months previewing (vacant) homes and driving around without a GPS, so I would learn the streets. During this time, I also studied the properties available and examined the solds to learn about values...on 5 counties and 32 cities that we work.
At the end of 6 months, I did not have to ask the other agents in the office anything, because I knew more than they did. They were asking me about areas.
I only have one top thing...you MUST know the market...where you can get what for which budget. Anything else is secondary.

1. Market yourself
2. Keep in touch with past clients
3. Ask clients, and past clients for referrals

I agree with Mike & Eve Alexander. Beyond that have a good marketing strategy and keep it fresh.

Keep asking for business and when you have a client stay right on top of it to make sure you are developing the business. When you get a property closed continue to stay front of mind.
