Offering a commission a co-broker is one thing, but actually cooperate with another broker is another thing. I find it extremely difficult to schedule appointment if represent tenant.

Rentals are hot! I am also a Property Manager and renters looking all go to these sites. I get 4 to five calls a day when I have a vacancy to fill. It's easy money and can make 3k-4k a month extra if you have the inventory.

That is correct. Most small investors know how to find tenants and do not wish to pay a penny.  However, some realtors are getting paid by relocation agency.

It is the internet technology that is driving to this situation. Commercial lease does not always provide co-op.   It will be all listing agent with calls from internet.  That is why Zillow has such potential to dominate the market.

Here in Charlotte, I virtually never do a rental--a fee of $50-100 is simply not worth the time. If someone lists their rental with an agent here it goes into MLS, so we do have the data. As our MLS has still not agreed to a contract with Zillow--none of this information is flowing to Zillow or Trulia at this time unless a listing agent puts in the information directly.

Our MLS syndicates all listings and the big 3 get even the rentals. It does bring in calls and inquiries.

I have never seen a rental on the mls in our part of the country, occasionally we will see one on Trulia, but most are on CL.

I noticed this a few months ago. I use to help quite a few folks all the time but now with half the homes not in MLS and the commissions sinking I find they jump ship quickly to those not in MLS and you are out all that time.  :-(

Yes it is nuts!  They want use to show their rents but they do not want to pay anything.  The last rental I showed the co-op fee was $100.00.  That is nuts!

I always offer co- op fee. I submit to the mls but receive replies from people who saw it on zillow and trulia.

Yes.  I am not a property manager but get calls on many of the for sale listings I represent asking if the seller would consider it for rent or lease.  I get calls about rentals, because the great and mighty Zillow.com has not figured out how to segment their own leads.  How hard is that?  Looking for rental?  Click here, here is a list of agents who manage rentals, etc.
