I want as many eyes on my listings as possible, so I host open house unless the seller doesn't want it.

I host open house at fall down fixer listings, amazingly beautiful listings and everything in between.

There's a chair for every butt and every listing is perfect for someone.

Hi Debbie -- I believe in open houses as part of a marketing strategy.

As in life, there are exceptions but they are rare.   I like to introduce a property to the market with a longer than usual open house and make it an event with both online/offline marketing.  Lots of directional signs. Typically the response is pretty strong and there are often people waiting as if it is a sale at a store.  

I know there are many in this forum that don't believe open houses work and as we all know -- there are many ways to be successful in real estate. We need to do what works best for us and our clients.

an open house is most successful when the property first hits the market.... there is urgency to see it, in a seller's market....

I do not do many any more Debbie but I have a client who is requesting an open so I will be doing one this Sunday at a 3 br 2 bath ranch house I have had listed for about 120 days.

To answer your question, this home needs traffic.

Look at the neighborhood turn around/subdivision actvity, property location, gated/not gated, listing price, days on the market, etc.

Good question, Debbie.

Easy to gain access is my number 1 priority.  Meaning a way to get into a gate if a gated community and not down the end of a one way dead-end street in a poor neighborhood.

There will be multiple open houses in our neighborhood this weekend. Pristine condition is what will set them apart for the most immediate offers. Premium prices are common and premium condition is expected.

I am not a fan of open houses. I think agents can arrange to show on the weekends on their own. If they are working with a buyer they will show my listing. It used to be a benefit to the Listing agent to do open houses and pick up a new buyer but those days are pretty much gone. Everyone knows or is working with someone these days. So no need to do an open house. I will do a broker open if necessary.

I always start out with a open house and have the first 2 opens on the first two weekends as soon as the home is listed (provided the seller is onboard). After this time, it is up to the seller, but I like to do at least 1/month to keep the property active.
