9 months has been my maximum. The seller wasnt upfront with me regarding the condition of the roof, gutters, plumbing, mortgage, etc... We did receive an offer within 4 weeks, but then after the home inspection they decided it wasnt for them. We went through several price reductions without much luck. As the home went into a short sale, I had investors giving bids daily for half of the purchase price set by the bank. We finally had someone come in at asking price and it sold.

Two to three months. In San Diego if a home hasn't sold in that time period, there is usually something wrong with either the condition or the price. If by that time I've found the seller isn't ready to be more realistic about expectations, I graciously let the listing expire.
