I've had 10 acres of land for sale for two years.  The seller knew it would be hard to sell when we first listed.

I have a parcel of land in the middle of California.... It has been on and off for longer than I want to admit.....By a lake not far from Yosemite...

1 year, it was very rural, priced at the highest end of the market and i knew some day a buyer would come along as tehis seller had bought and sold with me before. It was a challenging sale, but i got them the price they needed to be able to move on despote massive challenges.

One short sale took close to a couple of years with various buyers dropping out and a lender who was unrealistic.  But - we got it done!

The longest I have had a listing on the market was 43 to 60 days.

Debbie Reynolds I had a piece of land listed for five years before it sold and it took another four years to close. There were unusual circumstances in order to get the property to close.

Almost 2 years, it was a short sale

I would have to say about 6 months, nothing a good price reduction can't fix!

2 years Short Sale

Good morning Debbie. A little over a year ago, one of my clients purchased a home that had been on the market for 2 years.

Good morning Debbie. Not a dog in the hunt here. Congratulations on being #2 in the state.

Just short of a year because it was over priced. The buyer fell in love with the home because it was steps away from public trans and she did not drive. She paid cash against the advice of her Realtor. This was about 3 years ago.

I have a piece of land now for 3 years.  Price is high, but the seller has signed on with me until it is sold.

I usually list homes for a year.  If they haven't sold in that amount of time there is something wrong.  Usually price.

9 months has been my maximum. The seller wasnt upfront with me regarding the condition of the roof, gutters, plumbing, mortgage, etc... We did receive an offer within 4 weeks, but then after the home inspection they decided it wasnt for them. We went through several price reductions without much luck. As the home went into a short sale, I had investors giving bids daily for half of the purchase price set by the bank. We finally had someone come in at asking price and it sold. 

I have one that is going on a year - that is really really unusual for me - Truly - I promise! LOL 

Two to three months. In San Diego if a home hasn't sold in that time period, there is usually something wrong with either the condition or the price. If by that time I've found the seller isn't ready to be more realistic about expectations, I graciously let the listing expire.
