I get an exclusive buyer broker agreement signed before a show a home. I do that by having a buyer consult ahead of time. The lender also meets with the buyer right after the consult.

I do hope they enjoy the job and good for you for telling him that. If a buyer will not sign a buyer rep agreement and get pre qualified I don't wont to work with them. When I first started in real estate I played taxi driver and door opener but not anymore.

Paul - I may work with a potential buyer for a day or so to see how serious they really are. Then after that, I would ask that they complete an exclusive buyer broker agreement, or I may just decide not to work with them.
We need to protect our business, and the only way is to get the buyer to sign the agreement.
Too many people these days will just use multiple agents, or go with the agent who has the listing, without knowing the consequences of their actions.
