I have to agree with Cindy Davis on this. If the Buyer believes the Internet, and other sources over what I'm trying to tell them, and confirm for them, if they still don't believe, well...then they weren't much of a loss to begin with.

I've had customers argue with me about listings being available when clearly they were not. Chances are, it they don't believe the expert, they would be very difficult to work with anyway.

I have not lost a buyer but I showed him the MLS listing showing Pending sale. I will also have the listing agent text me that the home is under contract and review with the buyer. Then If he can not get off of this home I will tell him let's write a back up offer. But I explain there is a 99.9% the first contract is going to close.
