I never know if there is another showing after me so I leave it exactly as I found it.  We still have old fashioned lock boxes that the key needs to go back in so that would be the final thing I do.

I once left feedback after I closed up that "the little dog looked like it wanted back in from the blizzard so when I left, he was curled up in a ball in front of the woodstove."

My response back from the LA was "the Sellers don't have a dog!"

I said "They do now!"

I do have a process, which includes leaving the keys AND MY PHONE just inside the door.  That means when I'm showing the home, I won't hear or feel the vibrate of the phone.   That is less distracting to me, and ensures a much better relationship with the client.  If I miss a call, I can always grab it after the showing.

I'm also not a trusting soul, so check all the doors myself...just to ensure they're locked.

I always make sure sliding doors nd such are locked, then turn out the lights, lock the front door as I go out.  Check the doo to make sure it won't open, then put the key in the keybox  and secure it.  Then I make sure the sorm door latches.  I wouldn't want the wind to catch an open door, breaking the glass and bending the door.  Then I leave, knowing everything is as it should be!

Yes - make a mental note of what lights are on, what deadbolts are locked, etc.  Then return it to that condition.  If lights are on that shouldn't be, if a door is not locked, I will call the LA and let them know.

This happend to me this weekend - first showing on a new listing and I dropped by to drop off something and found a door wide open -  not just unlocked, wide open.  We all must take time - without allowing distraction - to secure any home we show.

Yes I go back and make sure all doors are locked and lights are off. This is after the buyer is out of the house.

Just turn off the lights and lock the door.  Our lockboxes are rarely on the door, they're on something else or just sitting next to the door.  If an agent leaves one of my listings open, they have hell to pay when I find out.

Paul - I typically walk through the entire home and double check all the locks and lights after my client is outside. Then I lock up the front and put the key back in the lockbox.

If I am showing homes to buyers and they have brought along their three teenagers, then when we have finished viewing the house, I ask them all to wait outside while I make sure all the doors are locked.  I start on the third floor and check the outside lights on each deck, check all the exterior doors and even glance at the windows to make sure a renter hasn't left one open.  I basically tell my buyers that I feel a huge responsibility to each seller whose home we see, and that I take the job of securing their home seriously.

My home inspector knows my routine, and he refers to me as the 'Fort Knox realtor', because he knows that I'm going to go behind HIM on the way out and check every window and door, just to make sure he hasn't missed something...

I guess the rule should be to pay attention. I am often talking with my buyers as I leave the home and need to pay more attention to make sure the door is actually locked and the key put back in the lock box. I dont want to come back to this house again unless we are writing an offer.

Yes. After inspecting a room, we turn off all the lights before we go to the next. At final check, we make sure all thermostats are reset, doors are locked and all lights are off before we exit.
