I think it is necessary to tell your client how you intend to market their property.

We go prepared but play it by ear.  Seems like most are busy and just want to sign and go.

A little but not as much as years ago.  Now it's pretty much internet based and most understand how that works.

we provide a detailed three page marketing plan for each homeowner....that's what every homeowner wants to see.... hearing it is NOT ENOUGH.... it's part of our pre-listing binder that they keep....I want them to show it to other agents....so the agents will clearly understand what we do for our sellers.... love those head games...

Yes.  I consider my marketing plan to be one of the key points of the listing presentation.

I review it with them during my listing presentation and once I list I send them updates as to everything that was done as it's being done.

I do it most of the time. I have had sellers who say they already know about me and have read about me so they list with me without asking for marketing plan.

I do go over my marketing plan - I think that is part of my value proposition

I do provide an overview and leave nothing behind that I don't want given to other agents.
