I think that agent sounds like a number one fool! Was he trying to impress the seller? I do think of the other agents as competition- we are all trying to get listings or buyers - but that is the nature of the beast and nothing that keeps me up at night- and yes - we all need to be able to show how we are unique and valuable and then the competition is easy

I think of very few people in my industry as my competition. Those at or near the top are where I want to be, so every deal they do in my market is one less deal that I'm doing. That being said, I have no problem helping my 'competition' either when it's required.

No, I consider other agents my "colleagues." That's why we call them "cooperating" brokers as far as I'm concerned. This attitude has won me a lot of friends and supporters in my market who always work well with me. At the end of the day, there's enough business to go around for everyone if they look for it.

Kathleen, don't feel agents in the least are competition as we are plenty busy and you are never going to win every listing or buyer. We offer quality and caring service above and beyond the call of duty, and if someone else gets the client all the more power to them. It's a big market out there!
I am more concerned about the LACK of competition and how we are forced to join NAR to gain access to our MLS; that is where the US Justice Department ought to be concerned about The Sherman ATA, not about some ethereal conspiracy for agents to collude while nothing is done about price fixing in the oil, medical, insurance, and cable TV industries!

While various brokerage companies are competitors, I would hope that agents act professionally and maturely in dealing with clients. I am appalled when I hear agents use lies about an agent or a brokerage firm to sway a customer. I think there is enough pie for all to get a slice, but, as we know, some don't play well in the sandbox...
