And when the buying agent calls for the expected response, with the sellers consent I'll reply, "They have not stopped laughing since reading your offer. You should try again. No response to that offer will be received."
Or option B will would be 'List + 15%' to test if they REALLY want to engage in negotiation.
Giving additional thought to this, I recall an offer that included giant planters surrounding the back patio, (no less than 500 pounds each) that MADE the back yard and were written into the contract, which promoted a very detailed list of botanical leave behinds and take withs.

That does happen on occasion. Of course the decision is left to the seller. I look at these folks as if they were petty "pickpockets". But again, if you don't ask you don't know.

I have have had offers on my listings like this. The buyer agent said she was sorry for the offer upfront. She was unable to talke her buyers out of the offering this crazy offer. I just tell my seller to offer back full offer and no extras.

Luckily, I haven't had my buyer in this scenario, but I've dealt with a number of offers like this. Typically a simple No is an excellent response.

Once, an agent must have spent all day making a list of personal property that conveyed with their low offer. the sellers threw it in the trash and told me to tell the agent and their buyer to stay off of their property.
