Well, the easiest way is to blame an agent for <something wrong>, but if the property has many showings and no offers, a listing agent is definitely not the reason for ''no offers' result.

It usually happens with properties that are beautiful and have an unchangeable negative, such as a busy or noisy street behind.

No...on our regular communication we remind them that the marketing is doing its job to bring traffic and review the comments to see why showings are not offers.

Not angry in the traditional sense of the word, but frustrated, yes.

I try to prepare them in advance by saying our job is to help them prepare their home as best as we can, stage and photograph it so it shows at its best and market the heck out of it...after that, it is out of our hands, including price to a certain point.  If there are lots of showings, the marketing is working, so we have done our job, but if there are no offers, I remind them of all of this and suggest we take a closer look at what we can control.

I recently sold a home that had had 76 showings and no offers until the 76th showing--but I'd told the sellers what their issues were at their asking price, so they knew better than to be upset with me. I see sellers normally more upset at a lack of showings.

I have, However, I use that as the time to analyze what the issue may be with the seller. I ask the seller which one might be the obsticle, Price, condition or location.

Yes, but it doesn't bother me. One man called our office and said he wanted me to come get my sign out of his yard. We got a full price offer 2 days after he called.

No, but I am proactive with my clients. When there are showings and no offers I have feedback from the buyers agents about why we didn't get an offer. That helps my Seller realize they really do need to change that bold paint color they love so much, or  soften up on that price everyone told them they "should" get for their lovely home.

Debbie - I would say that I have sellers that get frustrated because they are getting a lot of showings and expect at least one offer. Like Jill said, it is typically due to something the home owner cannot change, like the home has commercial property behind it, or is on a busy/noisy street.

Absolutely.  Their lovely friends or neighbors will say to them "I can't believe it's not sold, it's sooooooooo gorgeous".  Ya right, lol.  Lower the price and remove all the tchotchkes. (correct spelling, just looked it up, learn something new every day.)

Debbie - sure have, and I review the the feedback from showing agents with the Sellers. If that feedback reveals no clear indication as to why offers are not being made, I will usually say something like, "it appears that the market is rejecting our value proposition - how would you feel about revisiting listing price?"

Yes, as it seems to the seller that the agent is not turning the showings into an offer. What I find is the property is being shown by agents to contrast the house to one that is lower in price or is in better condition at the same price.

Very difficult to explain to the seller.

Yes, I have one like that right now. I convey that it's my job to get people through the door. If showings are happening, I've done my job. If the property is not selling despite the showings, we usually have to reduce price or impove condition of the home.

If you're working with a seller who is adamant about the list price or is adamant about not fixing certain things in the house, the lack of offers should register in their stubborn minds that they need to follow their listing agent's advice, lest their home continue to linger on the market.  They need to know their agent has their best interests in mind.

I had a seller that wasn't angry with me about it, but more frustrated.  Seller ended up withdrawing the property from the market.
