In Texas it is somewhat ture; however we can have a client who does not sign an agreement and we can establish agency verbally or through our actions (not the preferred way).

FLORIDA DOES HAVE CLIENT STATUS. Representation (sellers agent, buyers agent) equals single agency which is HAVING A CLIENT.
Transaction brokers have no fiduciary duties and therefore have only customers, not clients.
Duties for being a client or customer is the SAME in EVERY STATE. It does not vary.
Client=representation=fiduciary duties=sellers agent or buyers agent
Customer=No representation=no fiduciary duties
A RELATIONSHIPS HAS TO BE ESTABLISHED IN ORDER TO HAVE A CLIENT.
