In Florida Dual Agency is illegal, but not 'clients'.  Clients are those buyers or sellers with a single agency relationship and customers are generally those with transaction broker relationships.

In Texas it is somewhat ture; however we can have a client who does not sign an agreement and we can establish agency verbally or through our actions (not the preferred way).

Wanda - I am sure the difference between client and customer is the same here in Arizona. I am also pretty sure that not too many people know or understand the difference.

Hi Wanda -- as far as I am aware in California those two terms are interchangeable and purely for the sake of semantics.

FLORIDA DOES HAVE CLIENT STATUS.  Representation (sellers agent, buyers agent) equals single agency which is HAVING A CLIENT. 

Transaction brokers have no fiduciary duties and therefore have only customers, not clients.

Duties for being a client or customer is the SAME in EVERY STATE.  It does not vary.

Client=representation=fiduciary duties=sellers agent or buyers agent

Customer=No representation=no fiduciary duties

A RELATIONSHIPS HAS TO BE ESTABLISHED IN ORDER TO HAVE A CLIENT.
