I have my buyers in my car; that's where relationships are developed and feedback shared. I would not give up that time for anything.

Both; it just depends on the neighborhood, traffic, etc. By driving them; you have more control and can better engage them, and keep them focused.

Cassandra - it depends. For out-of-area buyers or for the initial trip when we might see many homes, it makes sense for purposes of convenience and learning to have buyers in the car. There are other factors that come into play -- number of people and children(car seats) are two that quickly come to mind.
In our inventory-deficient market, after that initial meeting, it's likely only going to be a limited number of properties we will see so I am likely to meet at a property.

Both -- depends on the buyers and depends on the situation. I like having buyers in my car because as Susan Haughton said... that's when lots of great relationships are forged.

Unless they prefer to drive themselves - and many do - I like to have them in the car with me. We have some good conversations, develop the relationship and discover likes/dislikes about the properties viewed.

No we usually meet at the first property and then they follow me to the others. It has been a long time since I have had buyers in my car.

I have a third option where they will drive me around Cassandra. There have been a few times where this is my only recourse and it's been successful in spite of it.

The time together in the car is valuable, so I typically have them meet me at the first house and carpool from there. But, since about 2011, I've noticed that's dropped off due to no longer having the luxury of multiple homes to show. We're in an inventory crunch & sellers market. There's no time to stack 6-8 homes for Saturday. These days it's a lot more of meeting at THE house as soon as it's active on the MLS and deciding to offer or not. So due to the market in San Diego, a lot less than before.

There is too much information that must be conveyed in addition to a schedule to keep that imposes upon listing agents and home owners a great inconvenience should the typical exchange of information in the drive way of every house visited occur.
However, if the buyer agent has no regard for the listing agent or home owner, they should use the caravan method so they can keep up with texting, telephone calls, responding to internet leads, and tracking down the sod guy for that new listing.
There is way too much information to be gathered via observation and conversation for the professional to deny their client and themselves this opportunity to develop greater insight. And, for the agents skilled in their trade craft, you can see the challenges coming before they crash on your clients doorstep. That is when your true value as a solutions provider shines the brightest.

I do both. A lot of the time they want to drive, when they're to riding along I do that. It helps build relationships.

I meet my buyers at the office the first time. After that I meet at the home so they follow me to the next home and so on.
