I don't need the cash flow for it to be an investment. We bought a specific home in a specific area a few years ago knowing that it will at the very least double in value when my kids sell it.

For me, it is anyone looking at another property that is not going to be their primary residence for various reasons. This would include investors, second home buyers, etc.

every piece of property is an investment, including what I live in.....at one time, I owned 23 units.... that was decades ago.... that was when one could take the front door off the unit if a tenant didn't pay!!!! I never had to take a tenant to court.....everyone paid...

Raoul - To me, an investment property is any property that the owner is looking to make money off of while not living in it.
If it is your primary residence, you are actually using it as shelter, and are paying for it with a mortgage (more often than not), while making no money on it (until perhaps when you sell it, and then you will have no shelter).

It is a rental or commercial property to me. Although my home is an investment, I don't think of it that way.

All my property has to produce income. They have all increase in value. The last few years as we all know they appreciate but not at the rate we liked. I don't look at my personal home as an investment because of the tax treatment.
