Yes,  Usually they are a pain to work with, because they are very low bidders.

There is still fairly amount of flips going on. Add a lot of cosmetics, instant lawns, crown moulding, affordable hardwood etc.

Yes I have for years. Some have stopped adn others have slowed down since our market has improved so much and foreclosures are so few.

Yes I work with R&R (rehab & resale) investors also known as house flippers. They understand that they will not get every home they bid on but it's a numbers game for them just like most Realtors and their lead generation strategies.

Not enough! LOL - it is hard to find houses in this area worth flipping - that boat sailed about three years ago.

However, they are now modifying their BP, due to acquisition costs, to long holds. 

Those still flipping entry houses have found IKEA to be their savior in creating the margins they want.

In 23+ years in the business, I've had any number of investor clients who purchased for rental income, but I've never yet hyad a "flipper" client. Maybe it's because many of these work in a much lower price point than I do.

yes, we have builders who are my age and they like to buy, fix and flip....

I have done several of these. Always a nightmare as they need so much work.

Dusty - I have never had an investor flip properties, but I sure wish I had some. I would also like to have some buy and hold investors as well.

I do have a list of investors and investor groups who have different exit strategies for investing in real estate. But with our prices these days, even fixers are sold for market value with multiple offers.
