usually address that in phone call. No use in meeting if I am out of the running right out of the gate.  The one person that didn't want to meet was looking for a ridiculously low comission.  I wished them the best of success.

We know what we work for ...and the "Net" sheet that shows the list price and the cost of the sale, mortgage balance if there is one, is always part of the presentation after the marekting plan.

When I go over the listing form. And at times, you do adjustment to compensation depending on sell/buy together or relationship and sometimes, just the situation of the seller.

I state it as I'm going through the listing agreement. If I've clearly demonstrated my value to the seller and they are happy with their potential net, then the commission is simply one more term in the contract like start and end date.

I just state what it is. Once I'm done explaining what all I do to sell my homes and my DOM, it's rare that a seller wants to "discuss" my commission with me.

Compensation directives are detailed on the listing agreement.

When offer received, the netsheet line- items compensation.

I think the issue is well covered and discussed without HEADLINING it.

I do my presentation not mentioning any commission then I ask based on what you have heard are you comfortable working with me? they usually say we don't know what you charge yet. I say if you agree with that are you comfortable. They answer yes then I know it's about price and not anything else. Many times we have no idea what it's about at least this way I know what I am dealing with.

It is stated as we go over the net sheet. If it becomes sticking point and/or there are obvious signs that needs to be addressed further, we do. Normally it is not an issue at that point as we do good job at presenting the value of our service.

There are some situations where we know, going in, that some reduction in commission will be applicable due to circumstances clients find themselves in....so, in those cases it is negotiable.

When I had retail electronic stores for 16 years I trained the sales people that price is always the last thing, service and quality the first. If I would get this at the start from a potnetial client I usually figure that they are not for me.

When they're signing the listing agreement I tell them what the percentage is and what would go to a cooperating broker. It is not up for discussion. They are told that they will most likely want to pay be a BONUS but that will not be necessary!! :)

Hi Debbie, I normally do discuss my commission during the listing presentation. Once they've decided to hire me based upon my presentation and services provided, I will inform them what my commission fees are. If they ask me to lower my commission, I will ask them what part of my services do you want me to cut out? Of course everyone what's the whole package.

I don't discuss it unless asked. When they decide to work with me commission is included in the contract and very rarely negotiated. The only time we might reduce it is for multiple property sales.
