no change for cash transactions but for financed deals I'm changing our minimum 45 day escrow to "60 days or sooner" and I'm sending the Buyers the new info so they are prepared. Our escrow companies are warning us that less than 60 days is likely to fail to close on time.

Our title companies are holding classes on CFPB. Initally we'll be writing all financed offers for 45-day closes, but as we become familiar with the working of the new rules we'll work that back to 30 days. I think it's inherent on buyer's agents to lay out a timeline for the buyer, listing agent, and lender from the very beginning of the transaction so everyone knows what to expect and when.

Maybe in Illinois but not here in Florida. I just had a buyer who did a 3 day closing. If the title company can get it together and it's cash, it closes.
