My broker uses Paperless Pipeline. It's a pretty easy system. Almost all documents on most of my transactions are electronically signed, so there are no wet signature originals.

Hi Frank --- the broker retains the complete file and retains it according to state mandates.
Originals? So many documents are electronically signed what constitutes "original"? And of course, one of my favorite terms - original copy.

Unless the laws of your state require you to store paper copies, you really, really should consider the alternatives.
But the problem becomes, when having fully digital storage, justifying the 'admin fee' most brokers inject into the process.

Original paper copies go to office, and I usually send copy in a pdf as well. many people in this area still won't use digital signatures. I just got some paperwork from a title company with this large heading "Only a live signature is acceptable- no e-sign."

The Brokerage keeps them on file, as required.

We don't do it anymore. I keep all my files stored in zip-forms, since they offer the storage. My broker( or anyone who needs to look at the file) has an access to my files any time.

it is a good idea for the broker to hold on to it because agents sometimes change offices.

Our RE/MAX office is paperless so the clients receive the original documents.

We have been paperless for several years. Save a tree if one can help it.

Isn't that a requirement Frank? I have a problem with the term "original copies" though. Copies of originals should suffice along with all communications, receipts, checks and related material to the transaction. Digital is acceptable too!

I seldom have "original" documents anymore since I am mostly paperless for my brokerage. I have virtual file folders with a subfolder for each file named "Audit Files" which contains the executed contractual forms. When I get audited, they real estate commission won't go online, so they end up telling me which files they want to audit and I have to make sure I have plenty of ink and paper prior to the audit. Afterwards, I shred the printed papers.
