It depends on their sense of urgency and how realistic their expectations are. I dont set a default limit. If they are relocating and only have the weekend, I will exhaust as many homes as possible. I have them rank order the top three homes as we look. Thanks to the internet and virtual tours, we can screen a lot of them prior to looking in person.

My local buyers get up to 3.0 hours each tour of homes (per day). Whatever fits in, is what they get. If they show up late, we stick with the remaining time, so they get less houses and I get less stress of throwing off the rest of my day.
My "fly-in's" & relo (or buyers of 2,500sqft.+ homes) get up to 5.0 hours per tour/per day. People that come in for the day or are going to need 20-30 minutes per house need longer tours.
After 16 years showing property every week essentially, no matter what my buyer claims, here's what I know: People turn to mush (including me) after about 6-8 houses in a row. They can't recall house #1 at house #7.
The 3.0 hour/6-8 home rule allows me to do up to 3 tours per day, with breaks between when my client roster demands it. I've done up to 5 in a day when the tours get shorter in hot markets like the last 3 years (because you can't collect them at that point, you gotta go see them as soon as they come on).
This system saved my sanity and allowed me to serve more people.

10 am to 7 pm is 9 hours. Subtract 1 hour for lunch, that leaves 8 hours. At my 30 minute pace, for SFH, the maximum that could be shown is 16.
However, the INVENTORY has the real dictate on the number of homes to visit.
With my system the buyer will consider only the winning 3 of the day. They really don't suffer from the typical confusion becuase of the debriefing that takes place at the curb.
This can not work if the buyer is not riding with me. Those who insist the buyer drive their own ride create the problems they must later deal with.
In reality, the max I have shown is 12.

No absolute number. A lot depends on what's available--sometimes there's just not that much. And a lot depends on the clients and their ability to see a lot of things in one day. I always ask mine what their tolerance level is and go from there.

If they are relocating O show homes all day. Otherwise I show either in the am or after lunch. This way I can work with two buyers a day. There is no guarantee either onw ill buy so I do not want to spend the entire weekend with one buyer.the number of houses varies by location. If they are looking all over town we cannot see many homes.

Hi Richard -- it depends on the buyer. Some will feel overwhelmed with two homes while others can see a dozen.
It also depends if they are relocating or if it is a local move. Too many variables to have just one answer.

I do not have a limit, I usually tell them to mark their "Top 10 List", which means we usually are looking at 10. Last Fridayt I showed 23 to an out of state buyer, moving to Tucson for Air Force and had never been to Tucson before. It was worth it for her to see the different areas, houses, etc. As a buyers agent, I believe buyers learn more by seeing what they dont like Vs expecting to walk into the "perfect" home. I know it means more work, but so be it. 24 in one day is my record.

I will usually do a max of 7-8 homes on a house per half hour pace. I keep notes on each property and do a "little" review of their feelings -- narrowing them down. With this I will try to "close" them or schedule another time to go out -- widdling down the list to lesser and lesser homes. After 7-8 homes, I find the client cannot distinguish which house had what features. They are worn out with sensory overload etc... and usually the kiddos are at their wits end too. Keep them focused and moving -- they will find their home -- but it our "job" to guide them. Love buyers! Making dreams come true is so rewarding,

It depends on the travel time to and from each house. If I sense the buyer is changing their needs and we're all of a sudden feeling our was as we go, then I will generally suggest that we go back to revise our search parameters. Overall, I will work with buyers no matter how many homes they want to preview. For me, the more home I visit with a buyer, I can be more prepared to suggest/show it to other buyers as well.
