Turning Houses into Homes

You ask what I would "add to it" what I really like I am not sure I could add.  I would like a river or large stream coming through the property.  It would have trout in it and nice swimming areas.  Not big enough for boats to be going up and down the water, I want my privacy.  Another option would be a man made pond for swimming and fishing.  Trout may not work there, but bass, catfish, blue gill and others would.  I am not wild about swimming in pools.  But if I had to go with a pool it would have fake rocks and decor set up to disguise it as a mountain lake/pound.  When I was young a backpacked and really enjoy natural swimming holes.  With my pool this old man might be able to fake it, close my eyes and believe I am still young and in the mountains.

In many high end homes that I see the Landscaping does not fit the home. It is in many cases haphazard, unkempt and under maintained, and certainly not indicative of the rest of the home.

Now that I bet that drum, the outdoor amenities need to be looked at in the same way as those indoors. The geographic location of the property will have impact. If you live in Alaska the amenities will be different than someone in the hot arid southwest or in Coastal Florida. Features that you will enjoy and either maintain or increase resale are first to be considered.  A pool in Alaska is more or less a deep ice rink.  Outdoor kitchens seem to be the rage now, but unless you do a lot of entertaining they do not get used. I can see viability in outdoor kitchens if the home is in an area of long outdoor seasons, such as the south and southwest.

Boat docks and lifts are great if you are along  coastal and river shorelines or lakes. The number one thing I like to see is professionally landscapedthat are inviting and  areas to relax . Low maintenance landscaping is important. Whatever you would do fit it to your improvements to lifestyle and your geographical area.

In the higher end luxury homes I go to, I always see decks, patios and pools.  Higher end ones have larger ones and more unique versions.  I also have seen some tennis courts and wonderful landscaping.

And, higher end ones will usually have a guest house and/or pool house.

I don't see/notice many outdoor kitchens in our area, and I think that has to do with our area/winters.

I've also noticed nice "parking lots" and driveways that create a grand entrance and have great landscaping.

Here's a link to a video of one of my customer's houses.  I think it's in the $10 million range.  https://www.youtube.com/watch?v=3nSR3wG5Dsk

I've commented a number of times to Buyers how nice a large pergola with vines growing on it would look. Probably because we have one at our house and really enjoy the pretty, shady outdoor living space.

I'd love to have one of those pools where you swim upstream.  And since I have a luxury home (wishful thinking) then I'd also have a personal trainer to help me with that and other training in my separate gym!

In the midwest it's a great deck in that new composite material or paver brick patio.

Out door kitchens are very poplar as are fireplaces. People also like covered outdoor space with retractable window walls to close off when weather is cooler.

Here on Kauai it would be a tropical salt water pool with grotto waterfall and possibly a koi pond.

Patios are a popular addition in our market. Many are including fire pits. Gardens with lots of flowers are always attractive additions.

Matt,

It could be all of them if there is enough land and if you are situated by water.  An outdoor kitchen in mild climate is great and I would add a pizza oven.  A

If the luxury home is on a lake than I would add fishing/boat docks & boat garage and jet ski parking. An area for a beach (with beach sand) Outdoor kitchen which connects to a deck or patio. If it came with an infinity edge pool would also be a great feature.

A dock! OH, but you may need a lake.

The problem is, LUXURY means many of the listed amenities are already in place. I can't imagine a LUXURY home without a pool and outdoor living space.

So, I would add to the Wow Factor" of a luxury home with an updated focal point, and that would be a fire feature or an illuminated waterfall wall (may be prohibited in Ca) or fiber optic infused patio pavers. That is the luxury I have in mind.

Around here outdoor kitchens are popular on high end homes. I would add a water feature to any home.
