Part of our mls includes cloud cma, which I use just as a reference point. I also use an excel file that shows the subject and 3 comps, much like what an appraiser uses. I show all the adjustments on this excel file. And I also prepare a sellers net sheet.

I use the Cloud CMA which is provided through our MLS to member Agents. It's a wonderful program which allows us to customize verbage and has numerous available pages which can be added or deleted for each report. I use it for Buyer Comparable Reports, Pre-showing Reports and also for Listings as it can be emailed and printed. It can pull specific listings you have culled or can do geographic automatic pulls. Very easy to use and Clients love it!!
