I do have 'performace guarantee' and I know one buyer intentionally decided to terminate the contract!
(And it was the reflection of who they are - as they went through other agent who supposed to have had some closing concessions given to the buyer!)

They should meet with agent to cancel the agreement. I think most most agents will agree to cancel if it's not a working relationship. If agent refuses, they might want to consult an attorney. Another option might be to offer to pay the agent $500.00 or whatever to cover whatever time and gas they have invested, although they might have to pay the broker.

What advice should I give them?
First understand they ARE NOT your clients. there is an agreement that means they are CLIENTS of someone else.
#1. Advice them to Stick with the horse they are riding. Solve the problem through honest communication and vulnerability. If not reconcilable....
#2. Have the current agent provide them the termination process.
#3. Understand that they may be infatuated with any smiling face in front of them (at this time you). There may be smiley faces after you.
Since you imply these or old friends, perhaps past clients, the lapse of loyalty they have exhibited needs to raise a red flag.
