They should tell their agent that they don't want to work with him/her.  I would say it is not personal, we are not a match.  It is SO much easier to tell it like it is and move on.  If the agent is smart, he/she will tear up the agreement and move on. A

I would advise them to talk to their current real estate agent about it, then stay out of it so that it does not cause problems between you and any of the agents involved.

I do have 'performace guarantee' and I know one buyer intentionally decided to terminate the contract!

(And it was the reflection of who they are - as they went through other agent who supposed to have had some closing concessions given to the buyer!)

They should meet with agent to cancel the agreement. I think most most agents will agree to cancel if it's not a working relationship. If agent refuses,  they might want to consult an attorney. Another option might be to offer to pay the agent $500.00 or whatever to cover whatever time and gas they have invested, although they might have to pay the broker.

I would advise them to talk with their agent and see if they can resolve the conflict. Sometimes it isn't a good match and its wise to cut the strings! A good agent will release them from their agreement..who wants to work with someone that doesn't want to work with you!

THEY should try to get the agreement anulled either through the agent or the agents broker.  If that doesn't work, talk to your broker.  Maybe he/she will call the other broker.  In Naples most of ours are friends and they call eachother all the time.

Professional ethics prohibits you from contacting the seller if his house is listed with another agent but if he called you that's ok . At that call tell him that each listing agreement has a cancellation clause and if he is unhappy then execute it and call you if he has any further questions.

For me it would not be a problem. We do not use Buyer Agreements in my area. In over 12 years it has never been a problem for me.

I wouldn't get into too much detail. I would tell them to speak to the agent and the Brokerage. Beyond that (offering money, etc) you're getting into murky waters.

Tell them to contact the agent and put in writing that they wish to terminate the agreement. If the agent won't do it, tell them to go to the agent's broker.

I would advise this person to talk to the managing broker of that agent they do not want to work with. They will usually tear up the exclusive buyers agreement. That is what I have seen here. 

Often the new agent will give a 25% referral fee to the fired agent and at least they get something.

If they want to cancel talk with agent. If the agent will not cancel, have them talk to broker.  Get your own agreement and move forward, once you have reviewed with your broker.  Maybe your broker calls their broker, we dont want a procuring cause issue(s).

They should Ask to be released from the listing agreement. If there is cause they can talk to the broker. Not sure what are the reasons for terminating a buyer agency agreement in your area But that would be a great place to start to find the justification for termination

What advice should I give them?

First understand they ARE NOT your clients. there is an agreement that means they are CLIENTS of someone else. 

#1. Advice them to Stick with the horse they are riding. Solve the problem through honest communication and vulnerability. If not reconcilable....

#2. Have the current agent provide them the termination process.

#3. Understand that they may be infatuated with any smiling face in front of them (at this time you). There may be smiley faces after you. 

Since you imply these or old friends, perhaps past clients, the lapse of loyalty they have exhibited needs to raise a red flag.
