I may be missing the boat but I've never been a chaser of FSBO.

They say persistence is the key to many things in sales. This is just one area that I have decided is not worth the effort for me.

Did it earlier in my career Tina Comstock - not any more, just never mastered that skill!

However, I am sure there are few experts here who will guide you in right direction. One of them I can suggest is Borino - The Real Estate Coach

Hi Tina -- Rarely.

My goal is to learn information.  I'm not likely to entice a FSBO --- they've probably have already "heard that line"  --- I'm honest in my approach.

I admit to knocking or calling a FSBO although they rarely seem to be home or answer the phone -- what's up with that, HUH?.  I want to know about the house especially  if I have a listing or a buyer looking in a particular location so I can keep up-to-date on what's happening in a neighborhood.

I agree with Annette Lawrence on every point. We do knock on doors and get many slammed in our faces. What the heck; that's sales!

Your timing is your secret weapon.

Until they 'see' their problem, they can not recognize your solution.

The common drivel offered by agent trolling FSBOS for listing is not believable to anyone.

Hint: Timing is your ally. Immediately after the listing down the street sells is the best time to suggest:  'Have you noticed people going to the REMAX listing down the street, but they don't come to your house? Do you know what is REALLY happening?" Not in those words, but in that direction.

Now you need to know what is really happening to neutralize the "agents won't show my house' default position. Appeal to THEIR greed and you will turn them into believers.

Note: do your home work. IF this FSBO as been offered for sale every summer since 2006, there just might be something else going on.

In closing. You need to make yourself acutely aware of the strength of the sharing economy in your area. The healthier the local sharing economy, the greater your need to develop problem/solution. The truth is, they can sell themselves, using REALTOR provided images, descriptions,  material and information, so you need to bring additional value, exceptional value, in the sharing context.

Selling Your Home as if it were My Own!

The odd time I've interacted with an FSBO it's always been an exercise in futility. Walked by an FSBO sign the other day with a misspelled sign and in big bold letters "NO AGENTS! We mean it!!!".  I'll let someone else knock on that door.

Look, the effort and energy working with people that actually want to sell with you is work-enough and I'd rather use my energy to help my existing clients and court future clients who value me. I personally don't have time to troll with people that think you're worthless.

Great way to get listings.  Just knock on doors.  It's a numbers game.

I email or send snail mail to fsbo sellers. I don't want to be one of the dozens who call them.
