Years ago when the whole thing started, there were real leads. Now, in my opinion the majority of the lead offerings are bogus, and I am drawing from our talks with actual agents who have wasted $700 a moth on the big Z for NADA!

Wow, I am surprised. I have Clients doing really well with Boomtown, Real Estate Webmasters and it's ilk; Kunversion, Zillow, Trulia, and a variety of others. Some are expensive, some less so. We interview a vendor every Friday on a webinar for our Clients so I am learning more all the time about the options. Agreed that Spheres and Farming are a strong base. A truly committed expired campaign is great. I wouldn't discount the online lead gen companies out of hand. (We are interviewing Adwerx.com this week.)
