No, not at the same time. Two clients competing for the same home that I'm showing at the same time would be a conflict of interest to me. It's NOT an open house.

No these are not open house prospects, but actual buyers. What if both like the house and both want to make offers?? I would devote my time to each buyer exclusively

I would not Jillian. You need to demonstrate that your buyer has 100% of your attention, care and interest when you are with them.

I would set the appointments an hour a part to avoid an uncomfortable feeling I get when I think the Buyers think I may be creating an unfair competition for them.  We struggle with the Public having not the greatest respect for us.  When we do this on purpose, we drive a nail into the coffin when it comes to destroying our image as professionals who strive to maintain high integrity, best professional standards, and great customer service.

I read once about a gentleman whose practice was to gather a half dozen or so buyer prospects, hired a mini-bus, and took them all on tour at the same time. He seemed to think it worked well, and saved him a lot of time. 

However, as so many have mentioned, it eliminates the opportunity to really tune in to a buyer's likes and dislikes, make them feel special, etc.

I personally wouldn't have a problem with it. It sometimes produces a little urgency and competition between buyers. I've had it happen a couple of times and it didn't seem to have a negative effect as far as I could see.

Hi Jillian Jno Charles  My answer is a resounding NO...even I would not do that.  In fact...with full disclosure...I disclose to each buyer that I am working another buyer in their price range.

Now if I am the listing agent...and it is not an open house...they won't get in until we meet prior anyway.  I am  not showing to just any sign or ad call without making sure they can qualify for the home... so in this case, the answer is still No.

You don't "represent" any of these buyer prosepcts.  If you're the listing agent you represent the sellers.  You have no fidudicary duties to the general public, to consumers, only to the the sellers.  

I wish listing agents wouldn't consider any sign call they clients.  They are not!

Did you even ask them "Are you currently working with an agent?"  They may very well be.

Are you talking about two of my own Buyer Prospects - No they should never meet.  Or do you mean on a listing of mine showing it to two different buyers with agents at the same time?  I have 4 listings right now with tenants that I have to show.  I try to have buyers all meet at the same time so we can get it out of the way.  Less disruptive to tenants too.  And no it is not an open house.

I would think it might be tricky as you might run into confidentiality issues for starters. Plus, I would find it inappropriate as I would want to pay 100% attention to each buyer. If it's a way to get each one to move faster, knowing there's competition, don't believe it's the right way to do it. Short answer: NO.

The buyers would not feel very important, as I would want to give my full attention to each one who would have alot of questions about the home.  I would make separate appointments.

If I undestand the question correctly I'd treat them similar to prospects at an open house. I'm assuming this is your listing and they are ad or sign calls and not buyers you are actively working with. I see nothing wrong with scheduling them at the same time. I've done it before and would do it again. Saves me time and gives the appearance that my seller's listing is drawing a lot of buyer attention. Even if it's just one buyer, if it's an ad call on my listing I'm representing the seller at the showing same as I would be for an open house.

Good way to lose both buyers. They may want to terminate that Buyer Rep Agreement you have with them (if you have one), citing conflict of interest. They would probably wonder about your fiduciary duty with them. I would show separate times. .

Both buyers need to be pre approved prior to showing and one needs to be referred to either an associate or someone that will do a great job in representing their best interests. The sooner this is taken care of the better.

You want to make sure each client feels represented and special... and showing two clients in the same visit may make them feel like you aren't giving all of your attention to them.  Also if a buy prospect is someone who saw the ad for the house then that is a lead for you.

not the same....hosting an open house for potential buyers is quite different from representing two buyers on a showing....at an open house, the host represents the SELLER.....
