No. The buyer needs to get off the fence and quite playing around. The question begs to be answered...why won't the buyer select an agent to work with? Is that buyer looking for a deal? Does the buyer want all agents to work for him/her to see who can present the best property? I won't play those games.

I do not work with a buyer until we have a buyer consult & they sign a buyer brokerage.   Plus the lender must have pre-approved them.  I would not work with any buyer that is working with other agents.  For some reason this buyer must think multiple agents are going to find him a better deal.

No....we all have access to the same pool of listings...sometmes you know others before they come on the market...not playing the who got to call, email you first game...it is a waste of time.

It depends if the home met everything on the list they want or need and if it wa snot a great distance away.

When we first started in the business yes I did just that.  I actually had someone tell me they were pinning me against other agents to see who could come up with a property first.  Not anymore.  Go pound salt, Mr. Buyer.

I would show my own listing…I owe that to my seller. If the buyer wants me to show other listings while he/she also has other agents chasing their tails…well…I guess ”chasing their tails” tells you how I feel about that idea.

Keep feeding them information through mls drip, and have one last conversation about how commissions are earned in our industry, in essence give them a last chance.

I would ask the buyer the name of their agent, and ask that they have that person contact me before we look at homes -. out of professional courtesy. Odds are about 50/50 they don't even have an agent and are just lookers.

Wow the timing of this question is unbelieveable. Here's why...

First an explanation:
I would show them only if it was my listing. I have a horse in the race and I'm trying to do right by my seller. I also believe that not many Realtors show these particular condos as well as I can (I know the buildings inside and out). I do ask if they have an agent and if they say "yes" that's fine, I will just show the property and that's it. If they say "no" followed by "and I'm not signing a BRA" I will show them the unit and try to become their Realtor.

Second, real life example:
The timing is unbelievable because I just sold my ground floor listing that was not selling for reasons that I felt I could explain if I would be able to speak to the buyer directly. This Buyer did have a Realtor who ended up calling me and saying that their client wanted to make an offer. I doubt the unit would have sold to this particular Buyer if I had not shown the unit.

I can appreciate the honesty, but I'd have to turn those buyers down!

Debbie - Absolutely not... I have already seen enough homes for free in my career and I'm not looking to increase that number if I can help it.  The buyer needs to make a choice, period.
