Yes.  I have a list of 'great' vendors.

We do, and also provide the link to the Registrar of Contractors so they can make their own determination

I call it Angie's List.  There is one on our company website but I'm afraid they're just names of agents neighbors, friends and in-laws.

I will share a name when asked but stop short of giving entire lists. Frankly I am afraid of the liability if the vendor does a poor job and that it will reflect on me. Paranoid, maybe a little.

Yes. I let my clients know that I have used these vendors before with top notch results. I give them a list of 5 - 7 vendors. However, I let them know that they do not have to use any of these recommendations if they already have someone in mind. 

Yes and I hand it out to the buyer at closing.

Absolutely! I observe the best 3 vendors in each area I work in and are used and recommended by the top agents in choosing preferred vendors and add them to my directory. These vendors are better assessed in meetings and shared knowledge. Professionalism also play a huge factor in choosing whom to add in this directory. They must be supportive and respond to calls as soon as possible.

Yes we maintain a preferred vendor list.  The requirements to make the list are hard, and one must perfrom to stay on the list.

You bet I have a directory. That is a BENEFIT of doing business with me. 

My delima is my trusted vendors and contractors want referrals however, too often folks call me who has never done business with me, and worse did and proved themselves untrustworthy, want to use my 'A-Team' for their project at a discount. 

I do not give my list to these folks but a list I collect off of angies list or the last company name delivered to my mailbox.

Should I allow my trusted vendors to become victims of those I know to be a bad risk or completly unknown?  What do I do when their success pushes 'emergency' response to 3 weeks away?
