Nope. I don't exclude any types of financing unless my seller has a particular preference. And that hasn't happened. My market is still slow enough that the seller will look at all offers.

Richard - In our listing agreement with the seller, they do have options on the type of financing they will accept. However, I would always recommend that the seller be open to any type of financing. At that point, they can review the offer and either counter, accept, or deny if they do not like it.
If an offer is submitted, I am obligated to present it no matter what; unless I have written documentation that the seller does not want to see certain offers for whatever reason.

That would definitely be wrong, especially in the entry level properties. We have to have properties available to them. In our very strong market, the cash or 20%+ down buyers are garnering the bids.

I dont exclude anything. I explain the different options and the seller picks what they make avaialble. In todays market, with so many buyers asking for closing costs to be paid for by the seller, regardless of the type of loan, really little difference between FHA and CON loan. Now VA is a different story.
