My buyers have been successful in lining up inspectors within a 5 day window. Generally we work with a 10 day period to complete and generate written request for repairs. But there are a lot of schedules to work around, buyer, seller, agents ---- and inspector -- so it does become more challening when business is booming.

Michael, we used to put down seven days but now are putting 10-14 days to have the inspections conducted as it is very hard to get the good inspectors within a week now.

I wouldn't think it matters if it's seller's market or buyer's market or balanced. It's more abt the number of offers/contracts (vs. number of inspectors). I would think that now would be busier than the colder months.

It can be difficult to schedule initial inspections quick enough to have time to then get bids for the items noted that the buyers want to try to be compensated for. A 7 day option/inspection period is the norm for city properties. I have my top 3 inspectors that I recommend and can usually get one into the home within 2-3 days. Sometimes getting the HVAC, Plumbers, Electricions, Foundation or roofers out after teh general inspection is difficult within the 7 days.
As soon as I am writing an offer I start calling to reserve a spot.

So far, so good. We haven't had any problems yet, but last year we did as the season heated up. Timing got longer and prices seemed to climb for those inspections.
