I orefer not to do open houses for the majority of listings. They work well for new construction and condo listings though for lead generation. If i have an open house, 2-4 on Sat or 2-14 on Sunday in winter (non football season) and early spring

Hi Praful -- it depends.

Often I will plan the first showings of a property around an Open House event and it will be extended hours on a Sunday 12-5PM(usual times 2-4).   It needs to be coordinated with lots of signing and on/offline marketing.  I've had people waiting for the open house to begin.

I also will hold Saturday open houses(typically not as large a draw)when the property is newly listed as well as using weekday broker caravans/tours as opportunities to expose the property as an Open House event too. 

I started my open house at around 1:00 today and I was planning to close at 4:30.

My policy is to stay until people stop showing up.  Unfortunately, that kept me there until about 7:00 tonight, which is not at all typical.  

I don't think there's any ideal time for an open house.  Show up and the people will come as long as you have good signage.

Between 12pm and 2pm on a Saturday for a public open house and usually Thursday's, same time for Brokers.

Saturday afternoon from 1-3 pm...Sunday is prime with those same hours....

1-4 Sunday seems to be the most popular. But if Redskins are playing that Sunday, it's best to do them on Saturday or not at all.

Think 1-3 pm has been the best turnout in our area on Saturday or Sunday.

We only do them when our sellers absolutely want one, and usually Sunday 2-4.

Saturday 12-3  and Sunday 1-4,  but 2-4  Sunday works just as well.

I like to do them on sundays from  2 to 4. Actually most people come between 2 and 3. 

Around here it is on a Sunday afternoon.  

I did one from 2 to 4 recently - I liked that since it doesn't seem anyone comes until then 

In my market the greatest number of visits are on Saturday from Noon to 3. 

Good morning Praful. I always set them up starting at noon, that starting time had the best attendance.

 In this area, most people have open houses on Sunday. The hours are between one and four.

It appear to be a custom here in the local area to hold Sunday opens from - 1 to 3 pm,  that being said I plan the next one to be till 4pm,

1 PM to 4 PM.

When the most amount of people would like to see an open house, this takes time to determine and several open houses. 

To each their own, I have tried different days and times but Sunday 1-4pm seems to be the best.

The local practice here in Northern VA is Sunday from 1-4pm, though some agents do 1-3pm or 2-4pm, but almost always Sundays.  I have tried Saturday opens and they just don't get the same traffic, since people are conditioned to having them on Sunday afternoon.

I have had more success on Sunday 1 pm - 3 pm. I originally went until 4 pm, but I found that the people who showed up the last hour were just "kicking tires" 

Here in the south on Sundays from 2-4. This gives people a chance to go to church, have brunch, then attend an open house.

Praful, we usually have them on Sunday from 1-3 or 2-4 in the afternoon.
