I should write a blog on this topic! Too much to put into an answer here but due diligence is very important for most of these properties. Some of the things the listing agent should verify is the flood zone status, any shore erosion issues, public rights to beach access, etc.

In Florida, for waterfront properties, the big question is whether it's in a flood zone or not.  Then it's depth of water for yachting and distance to the ocean.

I haven't done it, but I would assume a copy of the plat survey would be useful to show Buyers property lines and have a better grasp on what you are truly selling.  I know a couple in MI who had beachfront property, but saw their own beachfront erode away and neighbor homes swept away into Lake Michigan.  When they put boulders in front of dune of property, big government boys came to visit and advise them to move boulders, since their frontage was now considered Lake Michigan; thus government property.  So, the concern woudl be about erosion and any preventative measures taken/needed..and any extermination issues (due to dampness, location).  Good luck!
