My office does Caravans they do offer for other offices to come and caravan with us.  Usually 30 agents from the office will do the caravan & maybe 5 to 10 from other offices will come along.

Broker Tours open to all.

ALL means the public also. I am surprised how many home buyers show up at noon on a Thursday! (a buyer lead)

Two other benefits are realized via brokers opens. 

#1. BROKERS attend. This has led to my broker calling me with referrals for like kind real estate. 

#2. Critical review. This is not criticism, but objective evaluation regarding marketability of the house by professionals.

They are well attended if there is critical mass.

Paul - Broker Tours, or Caravans were very popular back in the early 2000's, then went away for a few years. I started hearing about them again in 2013. I have used them when I have listings, and they always seem to be very well attended.

Our local Realtor Association promotes the Tours/Caravans, usually with a lender and maybe a title company as moderators, so yes it is open to all brokerages. The listing agent must attend, and there are usually 10-15 properties on each tour (May have two different tours for the same area - like Chandler, if there were enough agents who wanted their listings on the tour). The public has not been invited on our tours. We have a schedule of tours based on location. Some tours are only once a month, while others are every other week.

I think the advantage of broker tours and caravans is the anti photo shop advantage! You can't just take picture angles that hide the bad. A tour allows you to see the whole picture!

We used to do caravans at our company but haven't done so in several years.  During the "short sale and foreclosure" era it just wasn't that much fun.  Maybe it's time to bring them back!

The company I work for stopped doing tours about 10 years ago. There are a few other companies in town that still do them. It got wehre agents would not go and it was the same half dozen going each time so it stopped.

The last caravan I remember was twenty years ago. Personally I find it a waste of time as are most office meetings. FYI, I think office meetings can be good if the information is significant, but from my experience it rarely was.

We have the same type of MLS sponsored tour as well. Some groups are better at attending than others. I stopped doing broker caravans when it became all about catered lunches, free gas and coffee cards, etc. It became about bribery than an honest effort to see inventory.

Hi Paul -- our area still has broker tours/caravans and I treat them as another opportunity to not only market to other brokers but to the public as well.   They can be very well attended in our area as they are often the first opportunity they are available to be see/shown.

The market is so large here in SD; eash region within the County holds Broker Caravans on different days and they are attended, but not really a great turnout, and open to all RE Companies

Paul, in our area the brokerages did their own listings with their agents.  Our brokerage no longer does a caravan of its listings.
