I guess that would depend on if you need Broker support.  Otherwise the answer is obvious.

Stephanie, every broker, when asked will claim to provide support. They ALL say they provide it, but still, decade after decade, newbies crash and burn creating an attrition rate that would be criminal in any other industry.

Splits, as we know, getting paid more, does not create a better or more loyal agent.

The only thing that should matter to an agent is the average transactions annually per agent in that office. (should be 20 or more)  This number is VERIFICATION that the support and compensation is creating successful agents. Follow the RESULTS! In the end that is all that is going to matter.

After finding the office with RESULTS, now, the agent must assess are the capable of being taught. Can they follow instructions?

(HINT: if a new agent seduced by the 'train'n' chant, they will be back to there previous job before two years, much poorer.)

splits. Rarely someone walks into an office saying I need to sell a $1M home.

Support is important may be at 1st transaction. Right now fast scanner is the only reason I go in finding out there are no agents in a big office 90% of time.

The Agent you choose REALLY does make a difference

My opinion is that training is critical for new agents - and brokers/brokerages that provide great training and mentoring are good places to start. That may well come at the cost of a higher split.

A higher split is very enticing to all - but I see new agents in environments where mentoring is lacking and I do not think it is a great combination.

Learn the business and then go for the split.

both.... if you're a new agent and need training, you need to prove your worth.... if you have a couple of years under your belt and you market well and have a following, negotiate the split with the broker.... support should not be a negotiable must be part of the package or keep interviewing....

The splits. We don't need a Broker, nor the support.

I would say commission splits. The broker should be providing support when necessary since you as you are acting on their behalf on each transaction.

Stephanie Leon | Miami Lakes Realtor® For a newbie, broker support with a mentoring program. Agents who don't like broker support or commission splits can always get their brokers license and open their own office.

Depends on what you need. At this point after 26 years I am my own broker so obviously my splits are superb. If I was a new agent needing training and mentoring then broker support is major.

I dont split any of my commission, so will have to go with brokerage support.  One of the managers at our brokerage took me under her wing when I first got in this business.  I like to ask questions, always learning and asking new questions.  She takes the time to help educate me, which I get to pass on to the clients I represent.  It is why I have been at the same brokerage the past 8 years.

BOTH, first you need a good split then you need support to actually make deals work. The best split in the world is useless if youc ant close a deal.

Stephanie, I appreciate this question.  I am consistently working at b

delivering sipport that adds value to our agents.  My believe is value is the key because it can help an agent make more than they would with awoke points added on to a split.
