Hi Frank -- I think it depends on the client as well as the market. Sometimes it can be overwhelming while other buyers like and can effectively see a lot of properties.
Logistics come into play as well. So does motivation - how quickly do they need to buy or is the trip more about looking at neighborhoods and gathering information. So all factors need to be considered.

In Silicon Valley almost no one can make a decision on a day or two home showing. It takes them about 6 month to overcome shock on valuation and get to understand what they can afford.
I picked up a prospect. When they were getting an preapproval leter from Citibank. They are vacationers . They wanted me to show just 1 or 2 homes their price range. I showed one $600K shack on a plane path(noise) near San Jose airport. My showing confirmed they will not own an investment property in No Cal.

Client dependent here too. Albeit I invest time in discussion of our "partnership" and questions/discussion about rolse in the relationship. I work to establish trust and my ability to save the clients time and energy. I want to make the buying process easier for them. Eliminating bad matches is a big part of that. My present market is one that sees more and more ready, willing buyers understanding the competitiveness and the need to act quickly- as the best of the best are certainly going to move under contract in less than 3 days. Recently the once in a blue moon buyer showed up 12+/ viewing day in w/1 day available "in town"-turned out to be B.S. Ya think I wouldve seen that red flag! We were all ehausted by sundown but a long lunch break helped. I wont allow more than 30Mins per- EVER.

I stop at 6. If they are from out of town I try and pick the neighborhoods that seem to fit their needs best, but have shown more than 10 in a day. It just gets too confusing and you sometimes have to go back out and re visit ones they like.

There are relocating buyers who really first need an education about what their money buys them in various parts of the city.

Frank - I will usually try and figure out what the buyers are really looking for, and reduce a high number of property viewings to a lower amount. As many other agents said, you show too many homes in a day and it just confuses the buyer. With that said, if a buyer is determined to view 10 or more homes, I will show them all, especially if they are only around for one day.

Frank, I guess there are many factors in the number that is reasonable. I have had buyers wanting to see properties located in counties that were fifty to sixty miles apart. You may do well to view three or four under those circumstances. I live in an area where it would be feasible, but bookings of other showings could put a wrench in that, or other responsiblities facing me that day. How early and how late are they prepared to start ans end their quest, may have substantial impact, as would the amount of time the invest per showing. Overall, I would hope not to have that many in one day. That is a large volume of data, driving, inspecting, and scheduling to take on in one day. How much of what they have seen will really stick. Are they so exausted by end of day that they hate all the houses. Do they feel like I am an unreasonable taskmaster, even though they requested such? I know there is a good chance that some of those properties get marked off from the car seat, but is that fair to sellers who prepped their home for a showing that never occurred. Only in extreme circumstances whould I want to show so many properties in a day. I venture that they buy none of the fourteen far more often than they declare "eureka!"

They have to buy THIS trip. As many as 30 minutes shows & travel will allow.
Be aware, at the end of each home visit the house is evaluated with the first house beign rated a five of ten. If the house is not the top three will be discarded and discussed no further. At the end of the day, on a must buy trip, which of the top three they will buy often depends most on which seller responds first.
