I got many 'Please send more information' last 2 days I just sent them a link on the descriptions and open house for SAT. From Fri 8 AM til 3 PM I rec'd 20 requests. No way I can talk and interview so many. So I ask someone to write to me what they like or want on Friday PM.  At 5 PM they showed up we got into contract same night higher than listed.  A total of 41 showed in my eMail. I ans all stating it is SOLD as courtesy and left a sign on the door-Too late.   

This year I have not host public open houses except one home. All other listings get sold before or at broker tour OH.   Not interested in cherry picking or start a bidding war per sellers. That makes our job straight forward.

When they ask for more information, it is time to ask questions about their needs. If they are asking about a specific property, I would send a link with that information.

I typically send an MLS link to the property and ask if they have any additional questions.

And, like others have said, most of the time I get nothing more.

I send a link to the property website and explain that much of the information they could want is there. The next day I write back and ask if they found all the information they wanted. The third day I might send them similar homes....

Ed Silva I usually respond the request with a question - could be 'do you like more information about the school district?', 'is that the price range you are looking into?' 'will you be interested in only this home or something similar', 'is this the price range you are looking for home' etc etc.

You get the idea, correct? No point just responding to request without striking the conversation.

They generally want more photos. I finally realized this because our MLS is limiting photos to Z and T to only 4. When I asked what they would like to see or know this is what they told me.

I agree with Roy Kelley ask a few questions and then answer the question. Over the years I have had many sales from Z, T and Rdotcom but I do not pay them, it is only the free Q&A that does the trick for me.

I usually write back:

"Thank you for your interest in (insert property address here). Let me know any questions you may have or if you'd like to schedule an appointment to see the property."

Serious people continue the conversation.  Most do not.
