I've gone back to the old school method of using a binder.  Most of the pages in the binder are static and I only have to change the pages that refer to my prospect.  I bring my ipad with me to show them listings or back up my binder.

I don't do a formal presentation as I think they sound canned. I do have data I present on my iPad and of course I like to show them how my other listings show up when googled as a result of all the marketing I do.

Chris Webb I work with a proposal which is sent to the prospective client prior to our appointment. It covers everything from fees to a marketing plan. Once they review the proposal after a couple of days, I follow up with a phone call to schedule an appointment. If they don't want to make an appointment, I discuss their reason(s). If we can't resolve any issues, I pass on the potential client. I know when we do meet, there isn't going to be any major discussions about what was covered in the proposal. Saves me a lot of time.

I don't do listing presentations but an agent I work with uses an IPad and Apple TV for like $99. Then you can give them their listing presentation right on their own television.

my team members deliver a three ring binder with them that I have prepared....and that's left at the home....they also have an ipad for live views of current inventory and other pertinent info....but the binder is most important...it's a reflection of who we are; what we do; and how well we do it....and that's all any seller wants and needs to know....

I still use paper in a folder. I leave the folder with my presentation witht he seller for easy references. Particularly with older adults, people still appreciate the simplicity of paper.

I do not use an iPad for listing presentations.

I do not use my HP laptop for listing presentation either, although it comes along for the ride.

I do bring my published book.

However, the home owner really only wants to see what is behind curtain #3, the little blue folder. Then I simply weave the answer to the only five questions they really have into the dialog, then head into the paperwork.

I am designing a workshop to help agents deliver a high-quality listing presentation with their iPads and incorporate the home as they walk through it. It is on an iPad app that is free, just a little technical to understand. I'll keep you in the loop when the workshop is completed.

Our MLS started offer Cloud CMA at no cost to me. I can do so much with these reports that I've now made them the official listing presentation. It works great for me. It's in the cloud so I just email it to the seller for immedate access while at the appointment. Pretty slick.

It depends on the client. iPads are great for presentations. Sellers love real paper so they can look over the materials when I am gone. They generally prefer paper, versus a digital file.

Have all the tools you need for each person's taste, but I suggest asking the potential home seller what they prefer before arriving to their home. This gives you a chance to show your interest in the opinion and or time availabilty. Who know they may not like the way you dress, the car you drive, anything. As a Mortgage loan officer that works with many local agents I have personally had random agents come to my home and do a listing presentation. I have developed a very wide opinion of what the consumer wants.

Yellow pad and contract. If the seller or buyer fits my client profile, I'll illustrate my services on a yellow pad and get an agreement to the services as I list them, so when I have completed listing my services, the only issue left is getting contracted.

I use a three ring binder flip book.  I can sit looking at the client while flipping through the pages.  I don't like the tablet approach as it is harder for everyone to see and follow what is going on.

No, first off I have not bought a pad yet.  My wife has an HP that works as a pad when you fold back the keyboard, I am more tactile and what to touch things.  I also want to have something I can hand the client and leave with them.  However, I am waiting for a little more tech improvement.  I want an HP as good as my wife's but I want the Keyboard to detach not fold back then I will get one.  But I suspect I will still use real paper.

I must admit I use a yellow legal pad because all of the buyer consultations that I've seen were pages and pages of self-promoting junk with the agents glamore face picture on every page, I just don't want to make it all about me.  Can anyone recommend a buyer consultation that is more customer/client centric?

I do have a formal presentaion that I do on my laptop or i pad depending on who I am meeting.  I try to get a feel for their personality as we walk through the home to decide how I will present the presentation it varies.    Then I leave a nice folder with information for them.

I have a printed listing presentation but usually, I have no formal presentation.  More of a sitting down and talking with clients and answering their questions.  I have it on an iPad but am in the process of modifying it.   I somewhat test the waters, if someone wants the formal sit down presentation, I have it but usually, my clients are more casual.

I like to do both iPad and paper presentation especially including financial information.  Even if I know the sellers and I am the only agent, I still like to do a professional job.  I often have to do a two-step presentation because one never knows the value of a home in my market until one visits the property. My sellers are generally in the higher age bracket.  If they are computer savvy, I do send email  links.

I used to use a book presentation and it got just TOO long ... Now I am at a point where I keep it simple.  I have my laptop with me "just in case" but overall, the seller wants to know who I am and how I will sell their house.  So after we discuss the market, and go through the CMA I've prepared (I always give them a copy) then it is usually (9 out of 10) start the paperwork or reschedule for another time to get together for pictures and paperwork. Pretty Simple ... and it works for me.
