I have never been asked this over the phone. This question makes me think we should never disclose to an anonymous caller whether or not there is an alarm.
Consider this: You tell anonymous caller the house does not have an alarm. The next morning the homeowner goes off to work. Knowing there is no alarm, the anonymous caller proceeds to break in and clean the place out. Homeowner arrives home after work to find all valuables stolen. The homeowner calls to tell you what happened and a little light goes off in your head. You remember the caller from yesterday asking about the alarm. You think to yourself, was there a connection? What do you tell the homeowner then?

Richard - At first I wasn't sure why you were asking, but then I got it. I have never had anyone ask this over the phone, but I guess knowing what I know now, I would ask for all of their personal information first. If approved by the seller, I would say yes if it had a security system, and probably say the seller has informed me not to disclose that information if the home does not have a security system.

Landlords should not use the words safe, secure, security, security alarm, security lighting, security camera, crime free, or low crime in advertising. This can be used against the landlord if the renter becomes a crime victim. It is a premises security liability issue. In a lease, the renter should be responsible for maintaining any alarm system or exterior lighting, not the landlord. If tenant reports any problems with locks, fix it immediately.

You answer the truth, if you know it. If you don't it's another reason to secure their telephone number to call them back when you have the answer. Plus, you might convert them to a buyer, rather than a renter.
