I just had this happen, it was by appointment only, no keysafe. I called, made the appointment for 2pm on Friday. The agent called back, said she would have her assistant meet us there. I planned our entire day of 7 properties around this one to ensure we were there on time. At 2:14pm, I called the listing agent. She forgot. Explained to clients, and we had to go back. The agent has been busy, guess maybe she needs more assistants? All I could think was how does this help the seller? I didnt get mad or say anything to the listing agent, as it would not help the situation or change anyhing. We were able to show it again, about a week later and buyers are considering writing an offer.

It's happened to me recently. My house was maybe fifth on the list, but the buyers never made it, because they fell in love with the second house they saw and wrote on it. Doesn't excuse the fact that I should have been notified that they weren't coming...
While I feel Jeff Pearl's pain (and actually contemplated his solution for a nanosecond), ultimately, all you can do is apologize to the seller, and after that, when other appointments are made to show the house, inform the buyer's agents that the seller has already had this happen once and is on a short fuse at this point. I ask the other buyer's agents to narrow their appointment window, and I make sure they remember to show up on time by texting them 1/2 hour before the appt.

These are the same type of agents that will not return you calls, emails and texts either. I had it happen last week twice and what can you do after the fact? I just keep that agent in mind that they will likely do it again and prepare myself and the seller for it. I think it is a highly unprofessional behavior.

Kill em. Actually, I would be calling to get an updated ETA. If they don't answer phone, and don't arrive on time. Cancel, (with sellers approval) and tell seller and pets to return home. It could have been buyers fault, but agent should have called. Or someone could have been in accident on way to showing.

I'd be frustrtated, but realize that the odds of the home selling just went down, not only for my buyer but others who they may have done this to as well. If it was an exceptional property or priced very well, I'd consider one more chance with multiple confirmations. It if was nothing special I'd focus on finding something else. It's up to the buyer of course, but that would be my recommendation.

Bob - I would apologize to my seller client, and then contact the buyers agent to find out what happened. Sometimes I have called a buyers agent in advance to see if they are still coming to a showing appointment, but no shows still happen.

This happen with me yesterday. The agent made the appointment 24 hours in advance and when I called the agent, she said "we decided not to show the house". I guess one just moves on.

Send bill for $250, the 'no show' fee dislosed in the Realtor comments.
They won't pay, but will qualify them to be placed on "the list" for not paying their bills.
Be aware, the agent MUST call me to make the appointment. I remind them TWO time (at initial contact AND day of showing) to call me if they can not keep the appointment.

I just apoligize to the seller on behalf of the agnet. I call the agent to find out if tere was an emergency and if there was , I mention it to the seller.
