I've used the ones from Realbird, and like them. But more then me, the Seller likes them. And the URL is the most important. For example, I can use MonarchBeachHome.com forever. When a listing sells, the property gets replaced on the website with a new listing, and the past postcards and other marketing material that contains the URL never becomes obsolete. Consumers will always find a property for sale, even years from now, if they see an older marketing piece and visit the website.

I have done for years, Chris. First of all, sellers love, love, love having their own website--so it's a selling point on a listing presentation. Second, I can do a very comprehensive website on my properties with information I can't always include in MLS, realtor.com, zillow, etc., where I can't control all of the information that shows up. Third, I use it as an on-line marketing brochure whenever someone calls or emails me for more information on a property. I can respond almost instantantaneously to a query, which is important these day.

No...The MLS puts it on every MLS Professional Companies sties. I don't use anything but PROFESSIONAL sites otherwise it dilutes myself as a professional.
