Thank you all for your wonderful comments. My take is that there is no season better than the other. I think the business revolves more around market conditions and less around seasons. Understanding what the market is doing and knowing where the seller's advantage is will determine their ability to be strong and sell. Best wishes today and hope you all sell something!

Here in my slice of paradise in Pinellas County Florida, age restricted condos sell best in Dec through end of March. That is when the snow birders, baseball fans following the spring training activity, and those who find seasonal rental increasing difficult to find.

Here in my slice of paradise in Pinellas County Florida, townhomes within 2 miles of the beaches or trails are good summer sellers for those who are vacationing here. They don't want to live on the beach, or be in a flood zone, and maintenance free. Usually from the midwest, these buyers are the bread and butter of summer sales.
Of course condos, townhomes and 4 br homes do sell year round. Statistically, more activity occurs when the prime buyer is looking.
Now, it is important for you to realize your next question MUST be if this real data is statistically RELEVANT. That is a different story.

Yes, for sure it is Spring here in Tucson, AZ. I see it every year for the past 8 years, when when the market was at it's lowest. Spring becomes a fever pitch, the DOM reduces and it is the best time to list. Around beginning of June, U of A is out, Snowbirds (winter visitors) have left, and things slow back down again.

That is determined to a great extent by absorption rate. If it takes 3 months to sell all inventory in that sector then it is always a great time to market the house. If that goes over six months then sell if you have to anbd price accordingly since there is more sellers than buyers.

I think it's relative to each seller's situation. You can answer this question depending on several different factors. Best time for most activity? Best time for most serious buyers? Best time for lowest competition? At the end of the day, for me it is only a small percentage of sellers that actually have the luxury of listing whenever they please. Most of the time there is some sort of deadline driving the need, so I don't even get to consider this question very seriously.

I used to think there was a best season, but have found out that when I needed to list houses a week before Christmas (and they sold in 5 days) or in August when everyone thinks the selling season is over (and they sold within 30 days) or in January when everyone says no one is looking (and they sold within weeks of coming on the market), that the best season is when you list the home. The key is great marketing and pricing, not the season. People buy homes all year round for all sorts of reasons.

I think it does not matter. When someone needs or wants to sell there are buyers in the market and if the home is priced right and presented well it will sell even on Christmas Day.

I do quaterly reports showing home sales in different categories. Even living in North Idaho the percentage of difference is not worth waiting for a certain month to put your home on the market. The myth is there about summer sales but certainly not backed by figures. Mark
