WARNING: Possible rant ahead.

Did you pay the instructor for that advise?

I have my entire presentation ready for prime time. a 'Knock-Your-Socks-Off' production that leaves the audience gasping for breath.

Unfortunately, the instructor is WRONG. Unless the citizen you are entertaining does not work in a contemporary business, the LAST thing they want to endure is another PPT presentation.

The instructor is indicating that agents are so unskilled in hitting all the talking points they REALLY need to be lead by the hand. In that regard, he is right.

When given a choice, to be awed or simply review my notes in the folder the owner ALWAYS chooses the folder. From the folder they  KNOW more of me will be revealed as compared to my practiced choreography around a PPT.

What this instructor failed to understand is the value the homeowner places on seeing evidence the agent actually did some research, did real calculations, derived REAL analysis, developed a strategy for THEIR unique and special home. To suggest to the owner they are exactly like all of the previous 100 owners before, and the same solution will be presented to them, may prove counterproductive.

They know the internet if filled with canned presentations just like the one they just watched. "Did you create it or did your office manager give it to you?' they ask themselves.

Next time an agent is tempted to fire up the PPT, watch the home owners eyes. Do you see awe or stern endurance with ever present question "How long is this going to take?"

The tech that is meaningful to the home owner is when you present the comps, fire up the pad and show them ALL the stuff relevant to selling their home, real time, from the MLS. "Let's see what has happened in the local market since this morning?" This shows you are techy and VALIDATES you did not choose data selectively. 

A challenge. Do your own market research. That is one of the valid purposes to which an  open house can be committed.  The open house held the first week of the listing will attract more local homeowners.  

Give them a cookie, explain the research being conducted, and ask "PPT or tell it to me straight?" Right there, eye-ball to eye-ball, you get REAL market data. That is when you also inquire about the tools they use, the websites they visit the tech on their belt, the apps they use, how much real estate mail they get weekly, who sent the last piece?

Now you know where and how to spend your money. Or you can hire someone to instruct you who has no knowledge of YOUR market place.

Yes, on both. I also would print a short version if I have to. Some clients don't really like using ipad. I try to figure out what would be the best way to present; my favorite is Ipad.

Debbie Reynolds I started out using a formal presentation (flip charts), but I quickly learned potential clients weren't interested in my company, etc. They wanted to know how I could market their property and get their property sold. I don"t use a tablet or laptop with a formal presentation.

I didn't really think about until now Debbie Reynolds . My customers approach me with what they're looking for via tablet so it makes perfect sense to reciprocate in the same fashion. I must work on it!
